MANAGEMENT

We manage a variety of residential properties. Long-term rentals, short-term rentals and vacation rentals.

RENTAL REGISTRATION

Different jurisdictions may require a rental license, lead registration, radon testing and mitigation, etc. Porter Management will execute what is necessary for your property to be in compliance with your state and local laws.

MARKETING

Effective marketing and listing at the correct price, is essential to quickly filling vacant (or soon to be vacant) properties with qualified tenants. Porter Management utilizes cross-media marketing to gain the most exposure possible for each property. We list the property on the MLS, Realtor.com, Zillow, Trulia, our social media platforms, military relocation websites, etc. We also host open houses, distribute flyers and print ads in local real estate publications. Professional photos (and sometimes video tours) are completed to increase the success of our marketing. We put extreme effort and focus into minimizing the length of time any property is vacant.

TENANT SCREENING

Tenant screening is an imperative part of protecting rental income and the integrity of the property. Our process includes screening for credit worthiness, judgments, liens, bankruptcies, evictions, criminal history, sex offender registry, employment verification, income verification, debt to income ratio, and prior rental history. Once all information is gathered, we present the potential tenant to the property owner. We provide our professional opinion, but ultimately the final decision is made by the owner.  The Fair Housing and Equal Opportunity guidelines are always adhered to during the screening and selection process (we educate our clients on these laws as well).

RENT COLLECTION and DISBURSEMENT

Rent is generally paid on the first of each month electronically, and disbursement to the owner is executed immediately once the payment has cleared. The collection of rent and its disbursement may vary and is detailed in the lease because we tailor our agreements to what works best for both parties (the lessor and the lessee). No matter the structure of the agreement, our goal is to make sure you get paid on time consistently.

MOVE IN/MOVE OUT REPORTS

We provide descriptive reports with pictures and video before tenants take possession and after tenants vacate the property. This helps with documenting any existing property flaws, possible damage done by tenants and potential opportunities to improve the property.

MAINTENANCE

Every property needs regular maintenance, and sometimes unexpected maintenance. We inspect the properties at minimum, once a year to ensure proper upkeep. More frequent inspections may be conducted depending on special circumstances. An emergency contact number monitored 24/7 is provided in the event of any urgent maintenance situations.

We can facilitate all of your maintenance needs with our directory of 3rd party contractors or with your preferred contractors. In addition, we always try to find savings to accommodate our clients without ever compromising the high quality of workmanship.

PROJECT MANAGEMENT

Porter Management will also make ourselves available to manage or oversee any renovation, rehabilitation, restoration, etc.

EVICTION PROCESSING

We have firm lease agreements that set the guidelines for rental payments, and we adhere to the stipulations set forth. Fortunately, in our years of business, eviction processing is a service that is rarely utilized due to our thorough tenant screenings. However, if necessary, we are fully equipped to file the paperwork with the courts in variable jurisdictions and implement the eviction process.

REALTOR SERVICES (MD/DC/VA)

We are licensed Realtors in MD, DC and VA. We help Buyers, Sellers, Lessees and Lessors in a variety of residential real estate transactions.

INTERIOR STAGING and DECORATING

Our decorating team has a keen eye and knowledge for what’s stylish and the appropriate pieces for the space, location and era of the property. We offer minor staging to decorating the entire property with furnishings. The furnishing package is reserved for properties offering a furnished rental. As always, we strive to reduce our clients' expenses, so we try our best to utilize furniture pieces already owned where possible. A little décor goes a long way!
